Las cuotas no tienen por qué aumentar con la nueva Ley, aunque en ella se establece al obligación que tiene toda Comunidad de constituir un fondo de reserva para poder hacer frente a los gastos de conservación y reparación del edificio. Este fondo deberá alcanzar una cifra no inferior al cinco por ciento del presupuesto ordinario, lo que significa que cada propietario deberá aportar al fondo un cinco por ciento de la cuota anual que satisface a la Comunidad. Esta carga tiene, como contrapartida, la ventaja de que la Comunidad pueda disponer de fondos con los que acometer las obras de reparación necesarias conforme vaya surgiendo su necesidad, sin tener que esperar a que se acuerden las correspondientes derramas. Naturalmente, de tal fondo sólo puede disponerse para esta clase de gastos o para el pago de una prima de seguro que cubra los daños causados en la finca por riesgos extraordinarios o para pagar un contrato de mantenimiento del inmueble y de sus instalaciones generales.
