Es el arrendador el obligado a realizar, sin derecho a elevar la renta, todas las reparaciones necesarias que por el transcurso del tiempo, por el desgaste natural de la vivienda, son indispensables para conservar la vivienda, pudiendo así servir para el uso a que ha sido destinada.

Sin embargo, no siempre será el arrendador el obligado a dichas reparaciones. Esos supuestos son aquellos en que el deterioro ha sido producido por el arrendatario o por las personas de su casa, o cuando se haya producido por una causa no imputable al arrendador. Supuestos estos que darán lugar a la extinción del contrato.
Cuando se trate de reparaciones pequeñas debidas al desgaste por el uso de la vivienda, deberán ser abonadas por el arrendatario.
Obras de Mejora

Asimismo el arrendatario tiene derecho a una reducción de la renta en proporción a la parte de la vivienda de la que se vea privado, así como a una indemnización de los gastos que las obras le obliguen a realizar.
